Maintenance Manager

Essential Functions and Job Responsibilities:
• Treat residents and co-workers according to the Golden Rule (Matthew 7:12): “Do unto others as you would have them do unto you.”
• All resident and staff information is to be kept confidential unless permission by the resident or staff is given
• Display excellence through example regarding maintenance, leadership, and department communication
• Motivate and coach employees by displaying positive company practices
• Communicate with Executive Director regarding any scheduling, HR, or maintenance staff needs
• Manage maintenance staff schedules in a fair manner
• Stay overnight during inclement weather deemed as Code White as directed by Executive Director
• Supervise maintenance staff
• Schedule duties for maintenance utilizing Yardi Breeze
• Responsible for reviewing maintenance portion of resident handbook with new tenant within first week of residency
• Provide electrical, air conditioning, plumbing, construction maintenance and landscaping for the buildings and grounds of Senior Living
• Initiate interventions to solve problems in the facility and maintain efficiency
• Manage and perform On-call/After-hours phone rotation and maintenance with ability to respond within hour of call. While the consumption of alcohol is not encouraged, if on-call employee has consumed alcohol during on-call hours, employee will forfeit any on-call pay. It is the responsibility of the on-call employee to notify Executive Director and schedule employee listed as next in line to request for on-call coverage replacement
• Work with Executive Director on scheduling move-in and move-out dates of apartments
• Implement and manage Unit/Apartment Assessment process
• Communicate all maintenance updates with all department heads
• Work alongside Office Manager in ordering supplies/equipment and scheduling service from various vendors
• Prepare apartments for move-in and move-outs
• Pull trash with maintenance staff​
Ensure that all the equipment is working properly
• Assess and maintain the condition of all maintenance and landscaping equipment in safe working order
• Develop/maintain a system for scheduled routine exterior and/or interior cleaning, repair and maintenance of facility
• Create a schedule of regular evaluation of the facility (such as apartment inspections)
• Participate in the development of policies and procedures that affect the use of supplies
• Ensure the safety of the buildings from fire and other hazards
• Coordinate emergency/fire drills with Executive Director at least twice a year
• Evaluate the work quality of staff through employee assessments
• Coordinate with other organizations for things that are not within the scope of the service team
• Train and provide continuing education for staff as needed
• Process maintenance timecard for payroll every two weeks
• Manage, code, and submit credit card receipts to Executive Director
• Any other duties as assigned 

Qualifications Required
• Minimum two years of maintenance and supervisory experience
• Must be able to lift a minimum of 20 lbs., bend, stoop, push, and pull as required to perform duties listed in job description
• High School Diploma or equivalent required
• Must be able to visually see and read all company and job related material including instructions, policies, procedures and write on a high school English level
* Experience working in a group setting with elders is preferred
• Working knowledge of personal computer and software applications used in job functions
• Must possess excellent communication and public relations skills
• Must have strong aptitude towards time and project management
• Must pass criminal background check, drug screen, possess reliable transportation, and a cell phone
• Must possess a valid Driver’s License (will be checked annually) and be able to visually see and obey all traffic signs/signals and navigate using a map or GPS when driving a company-owned vehicle
• Must be able to hear vehicle horns, sirens and any other noises both inside and outside of the vehicle when driving a company-owned vehicle • Must be able to hear instructions, policies, procedures and other company information from internal and external stakeholders
• Must be able to think independently in order to analyze information or situations and make decisions aligned with the mission statement, core values, policies and procedures
• Must possess clean Motor Vehicle Report (MVR)
• Must be available nights, weekends and after hours by phone, computer, or in person, as needed
